Project Description

Faced with a market of tender apathy and rising tender prices from main contractors we worked with our client Hyde New Build Ltd to develop an existing site that they owners into 14 houses and 6 flats for a mix of rent and shared ownership.


By adopting the Construction Management approach we were able to deliver significant cost savings direct to our client, whilst engaging with the local supply chain.

Added Value

Construction Management, the management of direct trade packages, rather than procurement via a main contractor, provides the client with greater design control, project flexibility and cost savings.

By using an MMC approach, in this case Timber Frame, the construction management approach immediately passed on a saving on the OHP normally charged by a main contractor on such a large package under a D&B route, with hardly, if any, transfer of risk for the saving.

At Prinsted Court, our construction management approach allowed the client to change the tenure mix of the units during the construction programme, at minimum cost and with no effect to programme, whilst driving up sales values for the shared ownership units.
