Project Description

London & Quadrant (London and Quadrant (L&Q) Housing Trust made a number of promises to the existing residents and leaseholders of Lewisham Park Towers, which resulted in a successful stock transfer in 2007; our job was to make good on those promises.  

We produced a clear works programme over a seven year period and separated the works into seven annual phases.

Added Value

We worked very closely with the Resident Steering Group, which was initially formed by Lewisham Council, to ensure the works and specification met, or where possible exceeded resident expectation. At an early stage we assigned our own full time Resident’s Friend to work alongside the residents providing them with a single point of contact for all work-related matters. The programme was extremely successful, so much so that we now offer our Resident’s Friend service as part of our standard service.

Due to the complexity of the works required to the buildings, and the Client’s strict budget, we adopted a contract management approach with various specialist sub-contractors.

This enabled maximum control and flexibility for us to work with the Client and programme specific types of work at specific times. This careful programming was crucial, due to the form and function of the buildings as well as the promises made to residents.   Our Construction Management approach allowed us to provide the Client with even greater value for money as they "by-passed" the need for a main Contractor and their usual management costs.
