Project Description

Weavers Quarter is Phase 1 of a landmark regeneration project in Barking Town Centre that is to transform the Eastern part of the Gascoigne Estate. The scheme includes the demolition of numerous 1960's blocks, extensive service diversions and the construction of 421 new build units and an energy centre. The Gascoigne redevelopment is planned to deliver a 1,575 home masterplan designed by Allies & Morrison along with commercial uses, primary and secondary schools over a 10 year programme.

Critical Challenges

One of the critical challenges on this project was to manage the interface between land assembly, demolition, service diversions and construction across the whole site. MA dedicated Pre & Post construction teams to ensure this was managed efficiently including; a designated utility manager and appointment of specialists to facilitate the major changes to the M&E scope / energy networks.

Other critical challenges were to a) Increase the sale values in order to maximise the cross subsidy into the affordable rent programme. b) A further project issue that needed to be overcome was major variations to contract scope when works were on site in order to provide B&D Energy (utility operator for LBBD) with the required infrastructure to deliver their private wire electrical network and district heating network. c) Additionally due to delayed progress with decant of the existing buildings, land availability was an issue whereby the main contractor was unable gain to full site possession as expected and instead a new delivery strategy was developed in response to this - This resulted in multiple contracts for construction of the 6 blocks in Phase 1 works
