Project Description

Ceres Court included the demolition, regeneration and development of a run down estate in Sittingbourne. The existing site had three low-rise blocks of flats at the end of Eagles Close, in Sittingbourne that were in sate of disrepair.

The construction works related to the existing buildings being demolished, with a new mix of dwellings being constructed on the site comprising of the design of 40 new units for Shared Ownership and Affordable Rent. This also included all associated building works relating to external works, hard and soft landscaping and the subsequent access road to the scheme adjoining onto the end of Eagles Close.

Critical Challenges

Ceres Court held a stigma within the vicinity as an area with significant anti-social behaviour problems. 

Martin Arnold worked closely with Optivo and the planning architect to develop a scheme that aimed to turn that opinion around and develop a place with a true community feel, including generous public spaces for recreation and socialisation.

The new development included a new multi use games area, external gym and play areas.

The new development also adds great value to the existing area which is located within close proximity of large existing stock of Optivo.
